HGTV star Tarek El Moussa is in some hot water over his latest flip, which he has personally called “the biggest flip ever.”

In June, The Flipping El Moussas star announced plans for his latest flip project in North Hollywood, CA, dubbed NoHo 138. The $50 million project is set to begin in early 2024.
El Moussa gushed about the project in a promotional video posted on TikTok:
“For me personally, this, this is a dream project. I mean, this is like, this is my Super Bowl. I started off flipping condos in Santa Ana and today we’re developing this in North Hollywood Prime real estate. This is not real estate that you can just find, this is almost impossible to find. It’s a needle in a haystack. And we found it So this is just such a great opportunity. I’m so excited about it.”

However, the project is now under fire amid the news the flip will displace tenants of the Hartsook Street bungalows – some who have lived there for more than 40 years. Tenants are in an uproar after learning that their homes would be demolished and that they needed to relocate ahead of construction for NoHo 138 starting in 2024.
On social media, El Moussa’s NoHo 138 project became a hot topic after tenants began speaking out the negative impact the luxury development will have on their community. El Moussa’s NoHo 138 flip will be tearing down the last remaining bungalow homes in the area as well as displacing all the tenants living there.
Amid the accusations, El Moussa released a statement on August 4 via Instagram. In the statement, he claims he’s being “dragged for false accusations and misconceptions” about the 138 unit luxury apartment project.
El Moussa insists he is not personally evicting anyone from their homes. Instead, El Moussa says the current owner, Arthur Aslanian, is to blame for issuing eviction notices. Aslanian is currently in prison for various crimes including arson, conspiracy and murder-for-hire plots. Yikes. Talk about sketchy.

Clare Lemton, who is a tenant of the Hartsook Street bungalows, tells PEOPLE that the situation is disheartening for all of the families impacted.
“He basically called us liars,” Lemton said of El Moussa’s statement, adding that it was “super triggering to tenants” to learn they were being forced out of their homes and that the properties would be demolished.
“When you post videos standing in front of the arson damage, talking about the biggest flip of your life and this opportunity to make so much money, you’re exploiting the crimes that the landlord committed against the people who used to live here and you’re doing it with a smile on your face,” Lemton explains.
“It would be incredibly heartbreaking to watch this place get bulldozed — and the trees, and the garden, and just the history that’s here,” she adds, noting that her home is a “miracle” home thanks to its gardens and “big old trees that have been here longer than anybody on the block.”
